What to Prepare for a Whole-Home Furniture Quote

In short: Prepare a whole-home furniture quote with room quantities and measured references. Distinguish finished surfaces, design dimensions and unresolved site checks.

Prepare a room-by-room furniture schedule and current drawings before requesting a whole-home quote. Identify the item quantities and scope boundaries so every supplier is pricing the same package.

Separate Rooms and Repeated Types

List living, dining and bedroom spaces individually, then group only rooms that truly use the same arrangement. Include the quantity of each item per room and the total. Keep optional rooms or later phases separate so they do not disappear into one total figure.

Attach the Right Drawings

Provide plans and relevant elevations, showing doors, windows and services that affect furniture placement. Label revisions and undecided dimensions. Inspiration images help communicate appearance, but they should not stand in for a measured room layout.

Define Interfaces and Exclusions

State whether the request includes mattresses, fitted furniture, lighting, installation and delivery to rooms. Name who resolves interfaces such as wall-mounted headboards. Ask suppliers to identify assumptions and alternatives so the buyer can compare the offers fairly.

Approval Record

  • Room list and repeated types
  • Current plans and elevations
  • Item quantities and finish references
  • Supply boundaries and open decisions

Build a Villa Brief Around Individual Rooms

For a single villa, give each room a code tied to its floor and use, then identify the furniture items within it. A main lounge and an upstairs family room may both contain sofas, but they need separate layout and access checks. Mark furniture you are keeping as owner-supplied so it remains visible when planning the new pieces.

Start with the YEINIHOME villa and whole-home furniture page and its room schedule. Record the sofa arrangement, dining table and chair count, bed frame, bedside pieces and mattress inclusion for each relevant room. Treat an unresolved item as pending rather than silently excluding it from the request.

Approve Dimensions and Finishes as Separate Decisions

A finish sample can be accepted while the item dimensions remain undecided. Record those decisions in separate fields. Record the drawing revision, sample reference, decision owner and unresolved interface for each item. A moodboard remains useful for appearance, but it cannot establish a bed's complete width or the space a sectional occupies.

Check connected selections together: the sofa and coffee table in plan, the dining chair arms against the table underside, and the bed with its mattress and bedside units. If a dimension changes, revisit the affected arrangement. If a finish changes, identify which adjacent samples need another review without cancelling unrelated approvals.

Keep Floor Access and Installation Boundaries in the Brief

Identify the destination room and floor, available route information and any measurement still to be confirmed. Request packed dimensions for the selected items before planning a difficult stair or lift route. Record who will check the route, unload the goods, move them to the room and assemble them. These tasks are scope questions; the brief does not promise they are all included.

The RIBA Plan of Work links the brief with spatial coordination and technical design. Applied here, the practical outcome is a quote request that identifies both the selection and the decisions still open.

When reviewing an offered bundle, use the separate whole-house package comparison to check room coverage and piece counts. This brief prepares a room-specific request; it does not define a fixed YEINIHOME package, price, delivery period or completed villa case.

Document retained furniture before selecting its neighbours

Give each piece you are keeping an item reference and a room destination. Add current photographs and the measurements needed for the new selection. An old receipt may identify the model, but it does not show alterations, present condition or the arrangement in the villa today.

For a retained dining table, record the tabletop height, underside and apron clearances, leg positions and the intended chair locations. Review a proposed chair against those measurements and, where practical, the actual table. The table's nominal length alone does not determine whether the chosen arms or seats fit.

For a retained rug, show its position and dimensions on the seating plan so the sofa and chair supports can be reviewed in that arrangement. For a retained mattress, provide its model, dimensions and the manufacturer's base requirements with the new-bed brief. The National Bed Federation advises checking compatibility when mattress and base are bought separately.

Assign responsibility for each unresolved interface

Use a record with fields for the retained item, proposed new item, measurement source, drawing revision, decision owner and outstanding evidence. If a designer measures the table while the owner supplies the photographs, keep both contributions identifiable. Mark an estimated dimension as estimated until someone confirms it.

Discuss finishes with the retained piece or an appropriate physical reference where available. Decide whether the intention is a close match or a deliberate difference. Do not turn a phone photograph into a promise of identical wood grain or upholstery color.

The RIBA Plan of Work links the project brief with spatial coordination. Applying that approach here means resolving the relationship between old and new furniture before treating the room selection as complete. It does not establish a matching guarantee.

Send YEINIHOME (言逸家) these records with the villa and whole-home quote request. Keep retained items visible in the furnished-room plan while excluding them from the new-supply price. Any measurement visit, alteration or installation service needs its own agreed scope.

State which surfaces each room dimension refers to

Mark whether a dimension runs between finished walls, structural faces or another defined reference. Record whether it comes from a drawing or an on-site measurement, who supplied it and when. A precise-looking number still needs a measurement basis.

For a hypothetical alcove, a 3,000 mm structural opening with 20 mm of finish on each side leaves 2,960 mm between those finished faces: 3,000 − 20 − 20. This arithmetic is not a suggested furniture width. Skirting, uneven walls, assembly access and any required installation allowance still need review.

Keep local projections on the furniture drawing

Show the height and projection of skirting, window ledges, sockets and other features that meet the proposed furniture. A room width measured above the skirting may differ from the space available to a low base. For a bed and headboard, use the finished floor reference when coordinating nearby lights and bedside surfaces.

Use a brief with fields for the room code, dimension, reference surfaces, drawing revision, measurement status and person responsible for confirmation. Keep provisional figures visible as provisional. If finishes are incomplete, ask the project team to confirm what will change before releasing a size-dependent item.

The RIBA Plan of Work connects site information and the project brief with spatial and technical coordination. The measurement record here applies that sequence; it does not set construction tolerances or imply a YEINIHOME surveying service. Send YEINIHOME (言逸家) the marked drawings with the villa and whole-home quote request. Agree which dimensions remain open and who will confirm them before the relevant order is approved.

Questions Before You Order

Can a Moodboard Be Used to Obtain a Final Quote?

It can start a discussion, but final scope needs quantities, dimensions and confirmed selections. Mark assumptions in any initial budget quote.

What Should Be Listed as an Exclusion?

Identify items and services outside the request, such as mattresses, fitted work or installation, where relevant. Do not leave their ownership implicit.

Can dimensions stay pending after a finish sample is approved?

Yes. Record the two decisions separately. Keep the unresolved dimensions visible and obtain the relevant confirmation before treating the item as ready to order.

Can a photograph of existing furniture settle the new pieces’ fit?

No. Use relevant dimensions, current condition information and the intended arrangement. Treat photographs as appearance references and confirm the affected pairings separately.

Can a structural opening be used as the final furniture size?

No. Identify the finished surfaces, local projections and relevant assembly or installation needs. Confirm the final dimensions and allowances for the selected item.
